The good news is that in many cases you can safely deal with it yourself and get the boiler going again, as long as you follow a few simple steps.

What the condensate pipe does

All modern condensing boilers produce condensate, which is a slightly acidic water formed as the boiler recovers extra heat from the flue gases. That liquid has to drain away somewhere safe.

The plastic condensate pipe carries this water from inside your boiler to a waste pipe or external drain, often on an outside wall. When everything is working, you will never notice it apart from the occasional drip outside.

How a condensate pipe ends up frozen

The water inside the condensate pipe is low volume but constant when the boiler runs. If any part of the pipe is exposed to low temperatures, it can freeze and block the pipe, which then causes the boiler to shut down for safety.

Freezing is particularly likely when the pipework has one or more of these features:

  • Small-bore external pipework, such as 21.5 mm overflow pipe outside

  • Long runs on the outside wall rather than discharging internally

Most homeowners first notice the problem when the heating or hot water suddenly stops. The boiler may have been working perfectly earlier in the day.

Safe steps to thaw a frozen condensate pipe

If you suspect the condensate pipe has frozen, the priority is to stay safe while you deal with it. You are working around a gas appliance and potentially icy ground outside, so take care and do not rush.

1. Check the manual and switch the boiler off

Start by checking your boiler manufacturer instructions if you have them handy. Many modern manuals include a short section on frozen condensate and any model-specific advice.

Then turn the boiler off at its control panel and at the main fused spur if you have one next to the boiler. This helps protect the boiler electronics while you clear the blockage.

2. Find the external condensate pipe

Look for a plastic pipe, usually white or grey, coming from the bottom of the boiler and running through the wall to outside. Outside, it often terminates above a drain or connects into another waste pipe.

The frozen section is normally outdoors or in an unheated space such as a garage. You may see a bulge of ice, or the pipe may simply feel very cold and solid when gently touched.

3. Thaw using gentle warmth only

Never use a blowtorch, heat gun, naked flame or boiling water on a condensate pipe. These can damage the pipework, fittings and even your boiler.

Instead, use one of these safer methods on the outside section of pipe:

  • A hot water bottle held against the pipe and moved along its length

  • Clean cloths soaked in warm (not boiling) water and wrapped around the pipe

  • Carefully pouring warm water from a jug over the pipe, avoiding splashing on yourself

Work slowly along the pipe, especially at bends and where the pipe exits the wall, as ice often forms at these points. Repeat until the pipe feels softer and you can hear water moving.

4. Reset the boiler once thawed

When you are confident the pipe is clear, dry any wet surfaces around the boiler controls and turn the power supply back on. Then follow the manufacturer instructions to reset the boiler.

The boiler should go through its normal start-up sequence. Check that the fault code has cleared and that radiators and hot water start to heat up as expected.

5. Keep an eye on things

After restarting, stay nearby for the first half hour or so. Listen for any unusual gurgling and check outside that the condensate is dripping or gently running away from the pipe end.

If the boiler locks out again, or the fault code returns, switch the boiler off and arrange for a professional to investigate.

Reducing the risk of frozen condensate in future

Once you have heat back, it is worth thinking about how to make the condensate pipe less likely to freeze again. Small tweaks to the pipework layout and insulation can make a big difference.

Improve insulation and pipe size

External runs of condensate pipe should be properly lagged with suitable weather-resistant insulation. Thin foam pipe wrap designed for indoor use is often not enough outdoors.

Where possible, increasing the diameter of the external section of pipework allows condensate to flow more freely and takes longer to freeze. This work should be carried out by a qualified engineer who understands the boiler manufacturer's requirements.

Keep external runs short and correctly sloped

The shorter the distance outside, the less chance there is for the condensate to freeze. Routing the pipe internally for as long as practical before it goes outdoors can help.

The pipe should also have a steady fall so that water does not sit in sags or flat sections, as standing water freezes faster. Ensuring the correct fall is a job for an experienced heating engineer.

Consider relocating or protecting the discharge

If your condensate currently discharges on an exposed or shaded wall, it may be possible to reroute it to a more sheltered location or to connect it internally to a waste pipe.

In particularly cold-prone spots, an engineer may recommend electric trace heating applied to the pipe and controlled correctly. This gently warms the pipe during very low temperatures to prevent ice from forming.
